Stunning coastal townhouses yours for $1.95 million each!

As what happens pretty much everyday of work, I have some serious home envy. My latest obsession? 30 Esplanade, a boutique collection of townhouses in Brighton, Melbourne.

Starting at $1.95 million (I know, bargain!), each of the 24 luxury homes feature three bedrooms plus a study and range from 250sqm to 300sqm.

Developed by SC Land, in conjunction with award-winning architecture practice Wood Marsh and interior designer Kendra Pinkus, in what is an absolute rarity, each home has been fully built and completed ahead of the public launch.

A sculptural masterpiece, merging urban architecture with coastal living, the convex and concave facades – a nod to the wind filled sail boats bobbing in the adjacent bay – create movement and filter in an abundance of light. Meanwhile, vertical iterations on the lower levels achieve a high sense of privacy and promote cross ventilation.

Whether walking along this tree-lined strip or reclining on a rooftop terrace, these linear shapes are seen to weave together the fabric of the complex in a single expression of raw precision. Crafted out of marine teak, they will age naturally and fade to a delicate grey.

This monochromatic tonality is softened inside, where blonde timber features, bronze-mirrored kitchen splashbacks and pale European oak floors provide warmth. Matte black metal balusters introduce a modernity to the urban beach houses, creating a dramatic effect as they rise, uninterrupted, through each of the three floors.

Echoing these lines and emphasising the vertical element of the facade, timber panelling wraps around the kitchen, effectively zoning the living, dinning and entertaining areas. These spaces flow effortlessly out onto landscaped courtyards and balconies that lend themselves to relaxed entertaining.

Real estate agents share behind the scenes goss about Block auctions

Even for the most experienced real estate agent, selling a Block property is no walk in the park. First, you’re dealing with thousands of potential buyers traipsing through the property, rather than the usual tens or hundreds. Secondly, there’s the fact you have to market the home while the show’s still airing (sounds like a marketing nightmare to me!). And lastly, there’s the almighty challenge of having to sell a townhouse with the whole country watching! No pressure!

So we spoke to Josh and Charlotte’s real estate agents — listing agent Mark Konishi of hockingstuart South Yarra and auctioneer David Wood of hockingstuart Albert Park — to find out what goes on behind the scenes and how they’re going to avoid an auction disaster like last year’s.

“We weren’t involved with the Glasshouse series but feel that many buyers were perhaps thinking the apartments could have sold for more and as a result weren’t present on the day,” explains David. “It’s important that we do all we can to ensure all potential buyers are attending the auction of the apartment.”

Alongside high buyer demand, both David and Mark think the property’s location, style and high quality fixtures, will see Josh and Charlotte come out on top this auction day. “From our experience in the South Yarra market, we know that there’s a strong appetite for townhouses in prestige locations,” says Mark. “Darling Street, in particular, is within proximity to the shops, public transport, the Yarra, the Botanic Gardens and many schools, as well as being an arm’s reach to the CBD. The quality of Charlotte and Josh’s apartment with its luxury fittings and furnishings will also put us in good stead to come out with a good result on the day.”

As well as having many high-end fixtures, Josh and Charlotte’s townhouse also includes many other stand out features. “Being at the front of the building, the townhouse boasts fantastic street appeal and enjoys plenty of natural light,” explains Mark. “The electronic louvres on the facade allow the perfect amount of light streaming through. Plus, the spacious master bedroom has those exposed roof beams which buyers love, as well as a view of the courtyard. All in all, it’s a perfect low maintenance townhouse in a cracking location.”

With this Block listing being David’s fourth (he won Fans vs Faves with Steve and Chantelle) and Mark’s second, they both agree that while there is a lot of fanfare, the whole selling process is quite similar to any other property. “Admittedly, it’s not every day that we sell a block of four townhouses very similar in structure in the one day,” says Mark. “We have thousands of buyers through the property, most of whom want to check out their favourite contestants’ townhouse and be a part of the movement. But with that said, 27 Darling Street follows a very similar marketing campaign to other properties on the market, from sourcing buyers and running an advertising campaign to an auction.”

The Block goes to auction on 28 April, with the on air date yet to be released. Read up on everything Block here.

Rent my style: Anne’s blank canvas house become homely

Here at Interiors Addict, we just don’t buy into the idea that rental homes have to look bland or lacking in style and personality. Rent My Style is dedicated to showcasing the best of our readers’ rental home decorating efforts. They’re not show homes, they’re real homes!

When Anne Ellard stumbled upon her Brisbane townhouse, she knew she had found a gem. Bright, white and full of open space, she saw it as the perfect blank canvas!

“What drew me to the property when we first went to look at it was the fact that everything was white or neutral; white kitchen, white walls and neutral floor tiles. It was the prefect crisp backdrop for our colourful wall art, reclaimed furniture and vintage unique accessories.”

A kitchen designer by trade, Anne has always loved decorating, having constantly rearranged her bedroom furniture from a very young age. Combine this with a very eclectic taste and an appreciation for all design styles and Anne has managed to do what many deem impossible: making a rented house feel homely.

“The addition of artwork on the walls always helps to make a house feel more homely,” explains Anne. “All the photographs on our walls were taken by us so we really feel like we have put our stamp on the place. I’m also a huge fan of cushions and throws, nothing makes a lounge room or bed more homely and cosy than the addition of some comfy cushions!”

Sharing her home with her husband Joe, they both have a passion for DIY projects and designing their own furniture. Their most recent collaboration saw them design and build an entertainment unit in their living room, something Anne marks as her favourite impermanent change to the house.

“We designed and built an entertainment unit to suit the living space in our home. We designed it to fit around a boxed in corner of the wall so that it has more of a built-in look. We loved the idea of having it floating but obviously didn’t have the option of fixing the cabinets to the wall – so we sat the unit on a recessed base and put some LED ribbon lighting underneath which gives it the effect of floating!”

Other successful DIY jobs include both their indoor and outdoor dining room table, the former being Anne’s favourite piece of furniture that she salvaged from kerb side collection. “It was very faded and drab looking when we found it. We sanded it right back, painted the beautiful colonial style legs black and oiled the top. I love real wood and oiling the top has brought out some beautiful tones.”

Having a true love affair with furniture, Anne sees one of the benefits of rental decorating being that she can experiment. That she doesn’t have to worry about investing in the expensive pieces that may or may not suit her future home. “We don’t spend as much on furniture and accessories for our rental home as we would if it was our own home,” says Anne. “There’s always that thought in your head that this isn’t your house and the furniture you choose now might not be what you want for your new home when you eventually buy somewhere.”
