How life is different as a homeowner vs. a renter

As someone who has rented many homes and bought three, I can tell you that there are a lot of differences between buying and renting — some good, some bad! Either way, it’s best to do your homework and make sure you’re prepared for some of the bigger changes ahead when you become a homeowner. And for the purposes of this post, we’re talking about buying a new build (although many of these things will apply to buying an older home too).

You’ll have a mortgage!

While it’s of course important to pay your landlord, and on time, when you buy a house, it’s even more important to pay the bank every month. So make sure you know how much is due and by when, especially that first payment! These days, it’s more than likely that your mortgage will be more than your rent was for a similar home, so make sure you budget accordingly. However, unlike rent, you will eventually pay off a mortgage (with a lot of interest, let’s be honest!), and with rent, you’ll have nothing to show for your money. Before you buy, make sure you find out if you’re eligible for any government grants for first-time buyers, especially if you’re buying a new home.

New payments

As a homeowner, I’m afraid there are now some costs (what I call boring, grown-up expenses!) which are your responsibility (which previously were your landlord’s). These include council rates, fixed charges (as well as usage) for water, and of course maintenance. It’s a good idea to have a budget set aside for little surprises that creep in, like the dishwasher breaking or your back fence falling down in the wind.

You now need to insure the home itself as well as its contents and you should definitely consider getting life insurance. You also need to factor in the cost (and/or time required) of maintaining your home, from mowing the lawn to clearing the gutters and so on. On the plus side, if you buy a new home, those maintenance costs should me much less than say, buying a home with a roof that could need replacing before you know it. Scary stuff!

Flexibility

When you buy a home, you’re hopefully in it for the long haul, as the costs of buying a home (stamp duty, removals etc) are substantial. If you decide you fancy a different suburb, state or even country a year down the line, it’s definitely a lot harder to simply move. But if you’re building a brand new home, I’m pretty sure you’re excited about putting down roots, making it your own.

Stability

On the other side of the coin, buying a home means you have confidence you’ll be in the same place for a long time. This becomes more important if you start a family and want to plan for schools, putting your kids’ names on wait lists, making sure you’re in the right catchment area for that great public school, and so on. As a mum, the feeling that I may be in my current home for as long as a decade, is amazing. It is a real mindset shift! I love knowing that it’s worth my while putting in the effort to become part of the local community, befriend the neighbours and get involved with local activities.

As a renter, at the end of the day, you never know when your landlord might want their house back, which is not a nice feeling if you’re looking to settle down.

Total choice and control

When you buy a home, it is absolutely up to you how it looks and what you do with it (subject to council approval if necessary and of course, budget). And if you’re building your home, you get to choose what kitchen, floor, paint colour and landscaping you’ll get. There is no better way to get control over what your dream home will be like than building from scratch! No more having to live with someone else’s bad taste or dated fixtures and fittings. Oh, that blank canvas excitement! Not to mention you can put as many holes in the walls and hang as many pictures as you like!

Risk

There is of course a lot of risk involved in borrowing what is, in most cases, the largest amount of money you’ll ever borrow. So make sure you get good financial advice before doing so to ensure that you can continue to make the repayments and that you have some left over as an emergency fund.

TV carpenter Adam Dovile grants Sydney girl her Starlight Wish

When 5-year-old Claire wished for her very own cubby house to escape between hospital treatments, little did she know carpenter Adam Dovile (of House Rules and Better Home and Gardens fame) would make her Starlight Wish come true.

It’s fair to say every kid dreams of a cubby house – a space where they can let their imagination run wild and escape from reality, and Claire from south-western Sydney is no exception. Born with a chronic kidney and bladder illness Claire is regularly in and out of hospital, and for her Starlight Wish, she wanted nothing more than her own space to relax between hospital treatments.

Starlight Children’s Foundation (Starlight) collaborated with Adam and Australia’s leading woodcare brand, Cabot’s, to make Claire’s once-in-a-lifetime wish come true. “Granting Claire’s wish is such a humbling experience especially after hearing about her story and what she has to go through on a daily basis,” explains Adam. “She’s a really tough kid and it’s an absolute honour to build Claire her own dream cubby for her to enjoy with her family.”

As a qualified carpenter Adam was the perfect man for the job. In addition to his creative talents he was armed with Cabot’s decking products and accessories. The cubby house design was inspired by Claire’s love of the outdoors, especially gardening and picking flowers. A sturdy Colorbond roof was included to protect Claire from direct sunlight, to which her medication makes her sensitive, and a craft table was included for Claire to explore her passion for arts and crafts.

For a beautiful finish, the cubby was painted with Cabot’s Timber Colour in Oxford and Lexicon. Little window boxes and plants were added. And as the final touch, the flooring and furniture were finished using Cabot’s Deck and Exterior Stain European Beech.

The gorgeous cubby house was recently revealed to Claire and her excited family just in time for Christmas. The project is the first in Cabot’s Dream Decks for a Cause, which brings together charity and creativity for worthy recipients.

House Rules’ winner Adam Dovile on his new role on Better Homes and Gardens

Ever since watching House Rules last year, I’ve been a big fan of Adam Dovile, one half of the winning Victorian couple, Adam and Lisa. With his happy-go-lucky attitude, broad grin and roaring laugh he has a personality that seems made for TV. So it comes as no surprise he’s now back on our screens, this time as the resident builder on Better Homes and Gardens.

“I was working back in Melbourne when I got a phone call asking if I’d like to join the team for 2015. I actually said to them are you sure you want me? I was absolutely blown away. So now Lisa and I have moved to Sydney. It was a big decision, but we just thought you only live once you, have to give it a shot!”

The move to Sydney meant Adam had to put his building business on hold, Lisa quit her job and they both had to leave their newly renovated House Rules’ home. However for Adam it’s all been worth it, being able to share his love of building and DIY with the rest of the country. “As the resident builder and carpenter for the show, I’m basically there to show people the DIY tricks they can do around their home and also the big projects both indoors and out. We’ve been doing bathroom and kitchen renovations, so people will be able to get ideas and tips on all the processes that are involved in renovating. There’s a lot of steps people aren’t aware of.”

While the building and DIY jobs have come naturally, Adam does admit that the biggest challenge has been talking to the camera! “In House Rules it was completely different. That was reality TV and the camera basically just captured Lisa and I doing work. But as a presenter, you have to talk to the camera like it’s a person and that feels a little weird!”

However, what has made the process easier is getting to just be himself (as he says: “If I can’t do that, there’s something wrong with me!”). With no script or teleprompter in sight, instead he just speaks his mind. “When I got offered the role I said to them, yes I’m a builder and I understand all the processes, but I’ve never presented in my life. But they said they just wanted me to be myself and I didn’t need to read anything. That took a lot of the pressure off.”

Having had a whirlwind 2014 after taking home the House Rules’ grand prize of getting his mortgage paid off, Adam is ready for an equally big year. “Winning was amazing! Not having all that money taken out of our account each month (for the mortgage) has been great. It’s opened up a lot of new opportunities and I’m very excited for what this year holds.”
