We see it all the time, properties where the owners have renovated the home from floor to ceiling covering every detail a potential buyer is looking for, until our gaze reaches the windows (inset cricket sounds).

A beautiful property with inappropriate or dated window furnishings is a deal breaker for buyers. In a human analogy, it’s like a well-dressed woman turning up at a gala dinner wearing a gorgeous gown…in her wellies.

The case of no window treatments

In the hierarchy of your renovation budget, window furnishings should be amongst the top tasks on your expense list. Leaving your newly renovated property without window treatments is an automatic red flag for buyers that signals they need to invest extra dollars they often don’t have.

A house with no window treatments also lacks warmth and elegance, often jeopardizing the perceived value of the home.

The case of dated window treatments

You’ve renovated the entire property, but have run out of budget for new curtains or blinds. The ones currently in the property are still functional albeit a little dated and not matching to the new colour scheme of the home. Do you keep them or do you ditch them?

Replace them immediately!

If dollars are tight, you may be able to sell them online as secondhand window treatments provided that they are still in a good condition. With endless choices available you are bound to find a window treatment that will fit the budget, or stretch it conservatively, but whatever you do don’t have a blind spot when it comes to assessing and dressing your windows.

Curtains, blinds or both?

Your budget will determine your choices. If you’re renovating for profit, versus renovating to live in, you will also have different standards for the window treatments you wish to see. Layering is so important for creating aesthetic abundance and elegance in a home.

Window furnishings have a dual purpose; a functional one (keeping the light out, controlling room temperature) and an aesthetic one (creating the illusion of space, grandeur, softness and warmth)

Block out blinds will tick the functionality box, but why not add another layer of sheer curtains which will give you additional light and mood control!

If you’re adding curtains to the property, it’s best to create the illusion of space by increasing their length so that they appear longer from floor to ceiling, even if your window is considerably smaller in size.

If you’re adding blinds, remember to review all the colour choices available to you. The days of white or beige blinds are long gone, and nowadays you can colour match your blinds to your wall colour therefore creating a seamless look that adds more dimension and flow to your interiors.

Are plantation shutters worth it?

Plantation shutters are gorgeous and opulent yet earthy, and can literally transform not only your windows but the entire look and feel of your home. They are low maintenance, ideal for families with asthma, and will look ‘as new’ in years to come.

Traditionally, renovators steer away from plantation shutters due to their cost, but we’re here to tell you that if you are ruling them out because of the dollars you need to think again! Market competition has really increased, and more suppliers are offering cost-effective options for plantation shutters that look incredibly beautiful but are manufactured at a cost of the usual retail price. Shop around and obtain not only three but four, five or six quotes. You’d be surprised how much you can save.

Balance is key

Not dressing your windows is just as bad as overdressing them.

Be conservative with your choices and always assess for balance. Heavily dressed windows in a minimalist home will stand out and feel out-of-place. Likewise, poorly dressed windows in a beautiful home will also have negative aesthetic repercussions.

Alisa and Lysandra’s top tips for adding value to your sale

Renovating your property and preparing it for a sale means you want to add maximum value for the least amount of money. And whilst we’re all familiar with the usual makeover tips, we go a little further, revealing not only what to do but also how to do it so you can get bang for your buck!

Not just a lick of paint but the right colour

We’ve heard it many times over; a lick of paint will do wonders for your makeover. Indeed it will but it is important to know what hues to use to maximise the aesthetic potential of your property.

For exteriors we recommend dark hues because they hide imperfections and can accentuate the architectural appeal of your home. A 1950s oval tin shed that would normally need replacing can look remarkably beautiful painted in a dark exterior colour. For a fresh, contrasting look complete it by replacing old worn out doors and windows with new white ones, and you’ve just saved yourself the cost of a new shed!

Create the illusion of space

For a few hundred dollars, you could be adding thousands to your sale price by knocking down a non-structural wall. Buyers are looking for open, airy spaces and open plan living is on the top of their agenda and lifestyle. Can you knock down the wall that’s joining the living room and the tiny kitchen? Great, go ahead and do it and you’ll reap the rewards at sale time.

Landscaping tips and tricks

A good clean up of the garden is a given, but a good prune is something most sellers don’t pay attention to. How do you feel when you get your haircut? Exactly our point!

We recommend pruning your trees and plants and giving them a generous ‘haircut’ at least eight weeks before sale time. This will not only aid your garden clean up but will help promote new growth just in time for your sale, making everything look vibrant and lush. Selling in a hurry? Get rid of any leggy growth or dead wood and tip prune your plants for an equally effective result.

Front door appeal 

Much like dating, first impressions count and you’ll have potential buyers saying: “You had me at hello!” if you put a little more love and attention into your front door area.

Start by eliminating any clutter from your entrance to allow the energy to flow through your front door (this is a feng shui must). Make sure your front door is functional and in perfect working order. Rust on screen doors is a turn off for buyers and so are wooden doors that have had extended exposure to harsh elements like sand, wind and sun.

Repair or and repaint immediately and why not have some fun updating your front door with a fresh new colour. For as little as $80 and an afternoon’s labour you could be adding a few thousand dollars to your sale price.

Add the shiny things

Let’s face it, people are like magpies; they are attracted to shiny things!

Add some affordable bling to your home by replacing your old worn out taps with shiny, new chrome ones. Replace a plain tiled feature wall with contemporary tiles that offer textural reflection and lustre. Light switch panels can tend to go yellow over time, replace them with new ones or even opt for a completely new and contemporary light switch panel. Adding large inexpensive mirrors to bring in the light will also amplify your interiors. Finally, finish off by styling your property with luxe accessories which you can take with you after the sale, like copper, mirror, glass or chrome vases, trays and floor lamps.

Change buyers’ perceived value of your property 

Small cracks, dents and damages that you think may not be noticed can in fact play a major role at sale time. As your potential buyers inspect the property these insignificant imperfections, although not major, can still be noticed subconsciously therefore shaping any buyers’ perceived value of what your property is worth. Attention to detail is a must, so make sure that during the makeover you inspect your property with fresh eyes just like your buyer will.

Flooring rule: less is more

With flooring always remember that less is more. Strip back that aged carpet to reveal the natural wooden floor boards underneath; not only will it freshen up your interiors but it will also create the illusion of space by having one type of flooring seamlessly featured throughout the entire home. If you are replacing your flooring opt for simple floorboards, or carpet (if you must). Unless it’s a bespoke property with exceptional quality materials, your flooring should never be the showstopper!

Our 10 best beds and bedheads

There’s no doubt about it: a great bed will not only give you a great night’s sleep but also (and we’re all about the looks) look fantastic too. Pick well and invest wisely we say, and buy something which will last you several years. Here are 10 of mine and Jen’s faves and they’re a varied bunch!

The rose gold Eden bed by Incy Interiors ($999 for queen size) is both classical and timeless. Expertly crafted from sturdy and strong metal we absolutely LOVE it. You will have seen this one in countless magazines!

Another one from Incy Interiors (because we just can’t go past it), the clean simple lines of this new take on the Four-Poster bed (a design collaboration with stylist Megan Morton, from $1,299 for queen size) really make for something unique. Now you just have to pick your colour (custom available)!

I’ve seen the Bailey Bed from Green Cathedral in person, so I can attest it’s an absolute stunner! Constructed from American oak (in either natural oak, ebony or whitewash finish) and beautiful Shibori-dyed leather hides (available in a range of patterns or most Pantone colours), you really have the utmost flexibility when it comes to the design. Available in limited release, prices start fro, $3,099 for a queen. It’s not cheap but it’s not just any old mass-produced bed either.

Upholstered in a feather grey fabric, the Mod Upholstered Bed ($999 for queen size) from West Elm features a slim silhouette, angled solid wood legs and welted details along the corners.

Of course, you can add a bedhead to your existing bed to make it a showstopper and while upholstered bedheads are now nothing new, we think the options at Heatherly Designs are stunning. Our latest favourite is the Lincoln, with the option of horizontal or vertical lines and your choice of fabric. Price dependent on size and fabric. They also sell upholstered bed bases.

Another great bedhead option is the Maddison from BedNest. Glamorous, strong and more than a little bit sassy, the angled, tapered side wings are studded in either antique brass or silver. Stunning in plain velvet or a geometric pattern, there are a magnitude of fabric and size options available (price dependent on choice).

While we’re talking bedheads, Mexsii’s are works of art and not for the faint hearted. The Nomadic Heart is my favourite. How cool is it?! Price on application. Custom options available.

Upholstered isn’t for everyone and some people love good old fashioned timber. Perhaps not surprisingly, you can find the traditional style Ashby Sleigh Bed at Pottery Barn, in rustic pine or rustic mahogany. How to choose the right floor with Alisa & Lysandra

You can update your home with paint and you can change or add to your furniture as often as you please, but flooring is something that is unlikely to change in your home for years or decades to come, so making the right decision at the start of your renovation should be high on the agenda. In the hierarchy of questions around your interior flooring, you need to consider the following:

How much can you spend?

In any build or renovation, budget is important, but investing a few extra dollars on the right flooring is worthwhile. Do your sums, and if dollars are tight, consider cutting costs from other areas of your renovation or build; you will not regret it.

Will it stay or will it go?

Are you likely to keep this property or sell it after a few years? If you’re renovating for investment purposes you can afford to choose more mainstream and cost-effective flooring options. If you’re likely to sell later on, we still recommend you invest in good flooring that will not age or feel the effects of use and foot traffic in the meantime.

What look and feel appeals to you?

This is the part where you need to make an emotional connection with your floor. Yes, you read that correctly. How do you want to feel when you wake up in the morning? Picture yourself walking barefoot and most importantly picture your home in winter. For instance, how will it feel walking on timber floorboards as opposed to tiles? Then consider your decor and architecture; make a choice of at least two types of flooring and create a mood board – it will instantly highlight which option compliments both your decor and layout.

Does your chosen look and feel meet the demands of your lifestyle?

Whilst the idea of carpeting your entire home feels warm and cosy, it’s not likely to be the best option especially if you have children and pets. Consider how much foot traffic your home is likely to receive over the years and the activities that will take place in your space. Are you big on entertaining? Frequent dinner parties and get togethers can easily damage floors that are prone to scratching or breakage. If you are renovating for investment purposes, you will need to consider the exact same questions because chances are that at sale time your buyer will be too.

Will you love it in years to come?

We’ve transformed a number of homes where the owners were quick to point out that their flooring was impractical, the wrong colour and in may cases they’ve referred to it as cringe worthy! Remember that your floor will need to seamlessly accommodate your styling choices for years to come. For this reason it is important to pay particular attention to the hues and colours available to you and make the right textural and colour choices from the start.

From our experience with home renovations, we’ve come to love four types of flooring, and with the exception of bathrooms, there is no surprise that tiles did not make an appearance on our list!

  1. Hardwoods

Still one of the most popular flooring options, hardwoods or solid timber floorboards will add warmth, softness and an ageless appeal to a home. If you’re renovating an older home you may already have good quality timber floorboards laying dormant and covered under lino or carpet; and with a good sand and polish they can come up looking beautifully, saving you thousands of dollars. Solid timber floors are easy to maintain, they are generally sound proof and can be extremely durable if sealed well. If budget allows, consider Royal Oak for its gorgeous ash shades and soft contemporary feel.

  1. Polished concrete

The popular myth that polished concrete only suits modern homes is now long gone, and for good reason. Polished concrete is extremely durable, incredibly easy to maintain, and will survive through high traffic without looking worn. Sure, some may argue that it feels relatively cold, but this can be counteracted with the use of seasonal carpet or rugs. We love it because it’s highly versatile and the colour options are endless!

  1. Stone

Natural stone flooring is a more eclectic style of flooring due to its high cost and lack of uniformity. It will not suit all homes or budgets, but it will make a statement in your home particularly if you want your floor to be the main feature. Even though it’s not our most frequent choice we love that it is natural and no one piece is the same, giving you a one-of-a-kind look and feel.

  1. Carpet

Whilst we don’t recommend carpeting the entire home, we do like the warmth of carpets in key areas such as bedrooms and sitting rooms. Wool carpet is strong, feels pleasant and is fairly resilient. We love natural fibres and for this reason we also recommend sisal and jute which will suit most contemporary-classic decors.
