Four real bathrooms showcase latest trends

It could be said of kitchens too but there was once a time when all modern bathrooms looked much the same. From a minimalist Perth home to an art deco Melbourne property, these four bathrooms prove just how eclectic modern bathroom style is.

“This young professional Elwood couple wanted to take their original, quirky but impractical bathroom and convert it into a large lush bathroom. Our client wanted the space to feel soft and align with the vintage art deco style of the 1931 built home, with modern inclusions such as brushed rose tapware and a few wow factors along the way,” says Deb Cadzow, co-owner of Elwood Trade Services.

The brushed rose gold tapware (Sussex Scala) is the hero of the space for me – swoon! Combined with the tiles, a gorgeous Kado Lux Petite freestanding bath and plantation shutters, it has a lovely spa-like feel. The bathroom is also a great example of using the same colours in different finishes to imbue the space with depth and texture. “The variation and textural finish produced by the tile layout added colour, depth and interest in this bathroom. The different wall tile and realistic wood grained floor tile offset the brushed rose gold tapware,” says Deb.

“This was a period art-deco style home, but in the bathroom, the style was kept modern and fresh, yet restrained enough to align with the art-deco look,” says Deb. Ultimately, I think it’s a gorgeous exercise in restraint and is a fabulous example of a bathroom that is timeless but a little bit different too.

Located in Perth and part of a newly built home, this clean and modern ensuite is comprised of a large dual basin vanity, ample storage and a wall-length mirror that increases the feeling of space.

“This bathroom is focussed on the best elements of modern, simple design. The wow-factor is found through the combination of contemporary clean lines, dramatic colour contrasts and minimal accessories,” says Joe Varacalli, sales and marketing manager for New Choice Homes who built the home. “The effective contrast between the dark tiles on the walls and light floor tiles and white vanity delivers a moody, stylish look to the space,” says Joe.

“The open shelves are a great modern storage solution that visually breaks up the long vanity. The walk-in shower completely enhances the spaciousness of the bathroom and offers a large luxury zone to unwind too,” says Joe.

Part of a new build, these two bathrooms takes their design cues from their Southern Highlands location. “The design brief was modern farmhouse. Burrawang is a quaint village with many cottages dating back to the 1800’s. We wanted to keep the heritage feel of the village but provide a custom-built luxurious home with some modern features too,” says Jess Vassallo, managing director/builder at JNV Constructions, the company responsible for the build.

The home features plenty of farmhouse inclusions such as timber weatherboards, a corrugated Colorbond roof, hardwood floorboards and v-joint lining boards throughout. But it’s also full of mod-cons too. “We were able to include modern features such as underfloor heating to add a luxurious touch yet design the bathrooms and laundry to reflect the modern farmhouse style,” says Jess.

“Reece Kado Classic tapware was used in both bathrooms to recreate the era of the village. This, teamed with custom shaker cabinetry, handmade subway tiles and Carrara marble bench tops created an inviting space for the homeowners to enjoy,” says Jess.

How to: choose the perfect bath tub and basin combo

You can choose to use monochromatic tones such as white, or minimalistic colour palettes like muted grey and pebble tones. Remember to also consider the view from the ground up — if you choose a traditional claw foot tub in classic white, consider metal feet finishes to match your basin tapware and fixtures.

In contrast, mismatched baths and basins are making a splash. Mixing and matching designs and styles gives personality and vibrancy to your bathroom, while varying textures and finishes add depth to your space. Consider making the bath and basin the visual centrepieces of the room by mixing different materials to create a personalised and eclectic look. Opt for designs with varying exterior paint finishes for luxurious yet striking statement pieces. Don’t be afraid to add some finesse to your basins with elegant tapware.

Be practical and make the most of your space

While aesthetics are important, you need to consider practicality and opt for purchases that maximise the room’s space. Contrary to popular belief, a freestanding bath opens up the wall and floor, creating a sense of light and space. The majority of homes feature built-in bath tubs, which can box off the space. 12 top tips for renovating small bathrooms

From floating vanities to the use of mirrors, glass and neutral paint, there are plenty of space saving solutions for small bathrooms. As with any tight space, clever storage is paramount too.

1. Mirror

It’s no secret that mirrors make a space look larger – the way they reflect light is the main reason why. For this reason I would install a mirrored cabinet, often called a shaving cabinet, above the sink. Not only will it make the room feel more expansive but it lets you use the full vertical space for storage.

2. Use neutrals

Any small space is best served by using white or cream paint and the bathroom is no different. Use a neutral base colour palette to make the space feel larger. I wouldn’t recommend using any bright colours as the space can look closed in.

The same goes for your bath, shower, vanity and toilet – stick to white to make your bathroom look clean and freshly renovated. 

3. Glass

When it comes to small spaces, judicious use of glass is very important as it will make the room feel larger. Rather than using walls around your shower, use glass instead as not only will you save space but you’ll make the area look bigger as the whole space can be visualised.

4. Storage

Clever storage solutions are imperative for small bathrooms – it’s a space that can never have too much stowage. Install vanities that have in-built storage – not only will this use space wisely but it will allow you to have more space for your bathroom necessities.

In addition, you could install DIY shelving in between your vanity, shower and toilet to add extra storage where space is often wasted. Floating shelves are a great idea too as they can be installed next to your mirror or above the toilet and try to recess as much of the storage into the wall cavities as you can – this will increase the usable space inside the room.

I would also use wall niches as not only are they an excellent use of space they are also visually appealing and offer extra storage too.

5. Windows

Natural light is essential in a bathroom so avoid blocking the windows that you may have and never install small bathroom windows.  Use the top quarter of your wall as a window (I prefer 2100mm or above) which will also maximise your usable wall space. Frosted glass is another good alternative and they can be as big as you like.

6. Consistency

Don’t overcomplicate the design and strive for consistency. Use the same tiles in your shower and/or walls as are on the floor as this will create the illusion of one large space rather than two small spaces.

7. Avoid pattern

Patterned tiles look fabulous in large bathrooms but not so in smaller spaces. Patterned tiles will make a small space look crowded and even more diminutive. Stick to simple, neutral tones to make the space look brighter and more spacious.

8. Towel rails

Install towel rails on the outside of your shower door to save on space – when installed on walls they take up precious storage space.

9. Sliding doors

Unlike conventional doors, sliding doors are ideal for small bathrooms as they allow you to preserve more usable space within the room.

10. Styling

Crucial to the overall look and feel of your bathroom, consider things like pendant lights or hanging plants to maximise the use of vertical space. After all, nobody wants to skimp on styling! As a side note, as with any small space, try to utilise as much vertical space as you can.

11. Showers

A shower is always a better use of space than a bath however if you really want a bath, avoid a freestanding one and install one that doubles as a shower too.

12. The vanity

Avoid anything to bulky as it will juts out too far into the precious space. A slim, long vanity will make a small bathroom feel larger – not only does this give you a chance to have extra in-built storage along your wall but it also provides extra space in the centre of your bathroom. A wall hung vanity only creates an even greater illusion of space.

A guide to what BUYERS want from a bathroom renovation

A bathroom can make or break a property sale. Make sure your bathroom renovation leaves the best impression on buyers with this guide.

A bathroom is never the biggest room in the house but it can make a significant difference to the way a buyer sees a property. While a bad bathroom may not kill a property sale, it will definitely dampen the price if buyers believe they will need a sizeable budget to fix or update it.

Here are some considerations for your next bathroom renovation.

1. Create space

Space is one of the first things buyers will notice about a bathroom. Cramped bathrooms won’t add value to your property so if you can make space by shifting fixtures towards the walls or slimming them down it will help to create more room.

If you don’t have the time or budget to replace fixtures there are design elements that will help make the bathroom feel more spacious. Consider light-coloured walls and fittings, large rather than small tiles and well-placed mirrors of a generous size.

2. Neutralise

While brightly coloured, boldly patterned or themed bathrooms often have a ‘wow’ factor on TV and in magazines, it’s best to go neutral if you want to appeal to a wider range of property buyers: you don’t want to stand out for the wrong reasons in a buyer’s mind.

This means finding a neutral colour for the walls and fixtures. I’d advise against anything too dark, which can be overly masculine and make the bathroom look smaller. Light and neutral is the way to go.

3. Let there be light

A well-lit bathroom helps this hard-surfaced space look welcoming. Natural light is always good, so make sure you maximise windows and skylights. Also look at where overhead lighting falls and whether you can add lighting options such as under mirrors or over the bath or shower. Take your cue from five-star hotels rather than nightclubs.

4. Favourable fixtures

The most popular bathroom features that buyers like include:

  • Dual vanity/double sinks
  • Separate bath and shower
  • Toilet separate from bathroom
  • Wall-hung or close-coupled toilet
  • Underfloor heating
  • Heated towel rails

Don’t go overboard, though. If installing a dual vanity or a separate bathtub will make the bathroom smaller, I’d recommend keeping the space instead.

5. Add another bathroom

If space and budget allows, adding a bathroom is a surefire way to add value to a property. It wasn’t until the late 1980s that builders started to add an extra bathroom to places, so if your property was built before that, chances are you can make it more appealing to buyers with another bathroom or an extra toilet.

Overall, the bathroom should fit with the rest of the home. If you’ve modernised other rooms but the bathroom hasn’t been updated, it will have an impact on how buyers view your property. Any way you can ensure your bathroom is in harmony with the rest of your property will benefit the sale.

Renovating? Our expert reveals where to spend and where to save

First up, please bear in mind that renovating your own home is very different to renovating for profit. When flipping a home, keeping costs down is usually high on the list of priorities but when you’re renovating a space to live in, it pays to splurge in some areas. You should enjoy your home and life is to be lived, right?

The bedroom

While there’s no denying the bedroom is a sanctuary, it pays to be wise with where you spend your money. Personally, when renovating my own home, I prefer to splurge on the things that will remain for some time – window coverings, carpet and a great wardrobe fit-out are all musts for me. Put your money into those areas and spend less on furnishing the room – there are so many bargains to be had on the home furnishing front these days.

The bathroom

When it comes to my bathroom, I think it’s important to splurge on vanities and a bath if it’s freestanding. I also think spending generously on task lighting is key (particularly if there’s a woman in the house!) and spending big on a feature tile is a good idea too – you usually only require a small amount. On the converse, you can save money on the remainder of your tile bill by selecting a simple white one for the majority of the space.

Tapware is another area in which you can save as there are so many amazing, well-priced, good-quality options around nowadays. Glazing is another key saving area – you can usually pick up a simple shower screen for a steal.

The kitchen

As with the bathroom, I always splurge on lighting in the kitchen as task lighting is key when cooking. I also think it’s worth spending big on the splash back and benchtop as they are key to the overall look and feel of your kitchen. I always spend big on door handles too – if you have to have them, they need to be perfect!

When it comes to renovating savings in the kitchen, I think you can save on cabinetry as there are so many amazing, well-priced finishes available now. As with the bathroom, I feel you can save on tapware in the kitchen too.

What happens AFTER a bathroom renovation?

The day is finally here. After weeks of dust, strange people in your house (who probably aren’t all that strange anymore) and showering on your balcony (true story), your bathroom renovation is finally completed. But is that the end of this project and process?

At Integriti Bathrooms, we generally believe that this stage of the project is one of the most crucial to customer satisfaction. So here are some special steps to ensure that your newly renovated bathroom is everything you have ever wanted.

Take a walk through with your renovator
Most bathroom renovators love what they do, and want to show off their handiwork to the people we create it for, the client. So take a bit of a walk through with your renovator, ask as many questions as you like (how am I going to keep the grout clean? Are there any products I shouldn’t use on my new copper tub?) and check that every final detail is as you wanted it.

Stage the bathroom
Put in all your towels, your favourite shampoo and a gorgeous candle and look at the whole thing done and dusted, not just your new tiles or new shower head. Does that cheap body wash look totally out of place in your new luxury hotel bathroom? Use this as an opportunity to spoil yourself and buy something fitting for that new shower recess.

Photos
Once your bathroom is staged, either take some photos yourself or maybe your bathroom renovator will want to come over and take some photos for their website. This is a great chance to show off the amazing new piece of your home, share how much you loved the renovators and the new tile you imported from Mexico. The reality is this is the best your bathroom will probably ever look, so take advantage of this opportunity!

Live with it and take notes
In the heat of the renovation and the joy of having a new space, it’s easy to miss little things like a chipped tile, or you suddenly realise that the mirror is totally off. It’s okay if these things happen, but don’t let it ruin your whole renovation experience. If it’s a small fault on the part of the renovator, 90% of the time they will be happy to come out and sort it out for you. If it’s a fitting that you decide simply isn’t right, get it fixed quickly so you can enjoy that new bathroom feeling as long as possible.

Expert advice: How, when and why to use feature tiles in a bathroom

Whether or not to include a feature tile in a bathroom is something I debate all the time. From a patterned floor to a feature shower niche, it’s not simply about a feature wall anymore as I think that’s a little dated and 90s. Furthermore, I believe that if you’re using a feature tile it needs to have a practical purpose.

Optical illusion

Feature tiles are your secret weapon when it comes to making a bathroom feel more spacious. If I’m designing a bathroom that is wider than it is long from the door, I will sometimes run the floor tile (or a derivative of it) from the floor up the back of the wall opposite. This will elongate or lengthen the room and is a great trick for small spaces.

Accentuate the positive

Another reason to use a tiled feature wall might be to highlight an architectural feature – you might not have plain, straight walls and have nooks or cut-outs instead. Adorning them with a feature tile can be a good option – in fact, using a feature tile in a bathroom niche is very popular at the moment.

 Zoning

Just as a rug can help zone a living space, a feature tile can serve the same purpose. For example, if your bathroom has been designed with a ‘wet room’ concept, where it’s very open, you may want to use tiles to carve up the space. You could change the tone, texture or shape (just one by the way!) of your tiles on the floor or wall to help define the bathroom’s zones.

Subtle texture

Your feature tile doesn’t have to be highly contrasting. In fact, if your bathroom is on the smaller side it is preferable to use the same tile in a different size or shape as busy tiles can be overwhelming. In a small bathroom I would use a 300mm x 300mm floor tile with the same tile in a different format on the wall – the tile might come in a hexagonal shape or you could lay a subway tile in a herringbone format. This technique is great for creating subtle textures and interest.

A word of warning

I would rarely put a coloured or beautiful feature tile behind a toilet as the toilet is not something I ever want to highlight. Also, if you’ve spent a lot of money on a feature tile, you need to consider how much of it you will be covering up. For instance, if you’re putting them behind your vanity you should consider that you’re going to be mounting a mirror on top of them. A cheaper tile is probably a better solution for that area and you can use your feature tile elsewhere. Basically, don’t ever use a feature tile in a space where you won’t be able to see and enjoy most of it!

Less is more

While feature tiles can be super effective, if you’re using one, let it be your bathroom’s hero and don’t overdo it by adding feature tapware, lighting, basins or a feature bath too. Like most matters of design, simple is often best.

Real Reno: Light, bright and classic bathroom

Light and air now take pride of place in what was a dark 1970’s bathroom, thanks to a well-planned renovation in the Brisbane suburb of Camp Hill.

“The homeowners are thrilled with the result,” said Front Porch Properties founder Rachael Turner, who designed the timeless, modern bathroom and managed the build. “The original bathroom was dark, full of mould and had a small shower. The owners requested two basins and were really surprised when I managed to find the space!”

The original bathroom was completely demolished, including the plumbing for the vanity, which was moved to the opposite side of the bathroom. “When you walk into the room you’re looking at the mirror. Mirrors reflect light and create a larger sense of space, so that was the main reason that I wanted to change it,” said Rachael.

A nib wall in the shower also allows sunlight to stream in from the window, while floor to ceiling subway tiles brighten the pared back, neutral bathroom. “I think the tiles add an element of luxury. Even if you go for more affordable tiles, like we did in this bathroom, going all the way to the ceiling makes a big impact as far as the quality and level of finish. It’s also practical because tiles reduce mould.”

The renovation took four weeks to complete including a custom vanity, which Rachael always suggests homeowners splurge on. “I don’t like it when you have awkward spaces either side of the vanity because they can be difficult to clean. A custom vanity also creates a more seamless look.”

But the overhaul wasn’t without its complications. Experts were called in to remove asbestos before work could commence and the glazier had a case of slippery fingers. “This bathroom is memorable for me because the glazier smashed the shower screen three times while trying to get it in and around the stairs. That was pretty disastrous because to get custom glass takes about five-to-seven days,” said Rachael.

As for tips for would-be renovators, Rachael says clever tile choice can save you hundreds. “The main wall that you look at when you first walk in, that’s where I spend money in terms of tiles. Spend say $100 a square metre on tiles on that wall and on the other three walls you can go down to $20-to-$30 a square metre because it’s not the wall you look at when you first walk in.”

In the shower, Rachael recommends hiding inbuilt storage shelves because “generally it’s going to look messy with soap and shampoo bottles,” and always put the mixer on a different wall to the shower head. “Avoid putting it directly under the shower head, so you don’t get wet turning the shower on. I usually put the mixer on the opposite wall,” said Rachael.

How to: Create an impressive backdrop with tiles

There’s a sure fire way to make a huge statement in a home without taking too many design risks and making costly mistakes – and that’s to create an impressive backdrop. Whether it’s a kitchen splash back, an entrance portico or a stunning bathroom back wall, a backdrop as the design focus frees you up to play with your décor as the seasons change or every few years.

According to Christie Wood from Beaumont Tiles, a fundamental rule of design is to create a dominating feature: a colour, a massive chandelier or pendant light, a painting, a piece of furniture or rug, or a display area.

“With a first impression you want to make an instant impact. A backdrop that carries visual weight is not only a scene stealer, it sets the scene for building your design story,” Christie said.

“Great design brings personality, flair and character to a space. An impressive backdrop using pattern, texture or a shaped tile is a fabulous accent option for those who can’t decide on a dominating focal point.”

Tips and tricks to create a tiled backdrop that sings

  • Repeat a pattern. It’s a design trick that can encapsulate a colour, texture or a shape. For example, create a backdrop using hexagonal tiles. Repeat the pattern throughout the room in printed cushions, a rug, a lamp base or a vase.
  • Think 3D. The earth is not flat and neither is one of the fastest growing trends in tiles: 3D shapes. Christie explains: “3D is a visual feast unmatched by any other material. A 3D backdrop is gorgeous but dominant so pair back colour and styling through the rest of the room.”
  • Mix up your materials. Texture profoundly changes a room’s ambience and a brilliant plan B for people who don’t want to invest in strong colours.  Mix bricks, tiles and stone and continue different mixed surfaces across the room. Laid back luxury!
  • Think big. Scale and proportion in itself creates impact. A massive floral arrangement or oversized pendant light draws the eye. A large scale, floor to ceiling backdrop, will leave visitors gasping. Contrast with a bright coloured chair.
  • Light it up. Just like art galleries light up precious portraits, do the same with your impressive backdrop to create shadow play, depth and drama.
  • For novices. Start with a splash back, or a wall that’s not always in full view. “By allocating one small space for your play area means you can update it every few years without the expense of a total redo,” Christie said.

Understated beauty for beginners

An impressive backdrop can support other design elements. Even low key backdrops provide a beautiful design effect. Low contrast neutral colours are unleashed by using a repeating geometric pattern.

Tremendously tactile

With the new 3D genre you can use a lot or just a few to add a powerful dimension to a room. Patterns that literally project towards the viewer make a strong impact. Shapes curves or shapes can then be repeated.

Packs a punch

Creating pattern with contrasting hues can be the most impacting backdrop. You will need to make sure it is not overwhelming by supporting it with subdued elements.

How to: Best light your bathroom

From makeup application to shaving and all-important ambience, lighting is key when it comes to bathroom design – it’s a dual-purpose space that needs to be functional yet relaxing too. We caught up with Melbourne-based lighting designers ISM Objects recently, who revealed their best lighting tips.

Light from the side
“The best way to light your face in the mirror is by having lights on either side rather than a light in the centre of the room, or one directly above you,” explainsISM Objects co-founder Celina Clarke. “If you wanted to get the lighting perfect, you’d go all out and create a Hollywood lighting effect all around the mirror for perfectly even lighting, but a light on each side of the mirror is also very effective.”

Warmth is paramount
There’s nothing less inviting than cool, frosty lights and they aren’t very flattering either. “A bathroom should be lit with a warm light using globes of 3000k. It’s warm rather than cool and will ensure you have a nice skin tone,” says Celina.

Separate switches
The light required to apply make-up is very different to the light that ensures a relaxing bath. Set up your lighting configuration and switches so that you can turn them off separately should the need arise. “You should be able to adjust your lighting by having more than one light source. No one wants to have a bath under a glaring bright light. Choose lighting designs that are not susceptible to mould or mildew – we wouldn’t recommend any lighting designs made from fabric,” says Celina.

Remain flexible
Adjustable, flexible lights can be really effective in a bathroom allowing you to angle light where you need it most, and direct it away for a more relaxing feel. “Our Loft Wall lamp is designed to provide this kind of flexibility.
