How to choose an architect: questions you need to ask

Are you looking to renovate, build or extend? Chances are you may be looking to use the services of an architect to make your dreams, pencil sketches and magazine cuttings a reality. Knowing what to expect of the relationship can not only ensure your experience is a smooth one, but that your project turns out how it should.

Here are some questions to ask yourself, and prospective architects, to help you to make a rather important decision.

Are they like-minded?

Trust and communication are a large part of any successful architect/client relationship. This means being on the same page on the design solution appropriate for your project. So, if you do not click when you first meet an architect, perhaps think twice. Ideally, you should also have fun while you see you dreams become reality. That means having a sense of humour, particularly when things are perhaps not quite going according to plan.

What is my budget?

It is important to know realistically what you have to spend on your project. Architects will roll their eyes at the champagne-taste-and-beer-budget mindset. They will be able to help you detail all the costs associated with your project — including some you may never have even thought of.

What is your style?

All architects have a distinctive style that you need to be comfortable with. Looking through their portfolio, or better still, viewing their portfolio of previous work, will give you a good idea if you share a vision. You also need to match their area of specialisation with your needs. On a practical note, if you have a heritage listed property, then you need to have an architect well versed in all the regulatory aspects associated with this type of job.

How much do they charge?

Architects typically work on a flat fee sliding scale based on anticipated costs and required services, but they may also charge an hourly rate. It is therefore imperative that you have complete clarity before work gets started, and have this detailed in your written terms of engagement or client/architect agreement.

Are they qualified?

Don’t forget to check that any architect you engage is appropriately qualified and registered with the relevant local or national regulatory body. They are not allowed to advertise their services without this accreditation.

New series of House Rules starts tonight on 7

For those suffering from The Block withdrawals, fear not. The second series of last year’s hit reality renovating show House Rules, starts tonight (Wednesday 30 April) on 7.

Get ready to see six new teams from around Australia go on a ride of a lifetime, putting their homes on the line and skills to the test, as they battle it out to become mortgage free. Together, they’ll travel the country, hand over the keys to their homes and leave their competition rivals to transform every room in their house.

With host Johanna Griggs at the helm again this year, six brave teams will gamble with the most important possession in their lives. Designer Carolyn Burns-McCrave and build supervisor Chester Drife will be overseeing the teams, who have just a week to completely transform each home. Guided by just five House Rules, the teams will each be given a designated zone in the house to work on and they must draw on all their creative talents, determination and strategy to achieve the most stunning transformations.

Two expert judges – architect Joe Snell and Home Beautiful magazine editor Wendy Moore – will score each team’s renovation. But the last word will go to the homeowners. Without knowing who was responsible for each zone, they will score them all. Will they love or loathe what they see?

Scores will be revealed at Homebase, where eliminations will also take place. And in the final, the last two teams will face off for the chance to walk away with their entire mortgage paid off in full.

I only got into the show at the end of the last series but wish I’d watched more of it as I found the concept really interesting. Will you be watching?

VIDEO: Diary of a Reno part 2

Firstly folks, my huge apologies for keeping you waiting so long for part 2 of our video series. I blame me moving overseas and Naomi getting married. Nothing major! On the upside, if you didn’t catch part 1, you can now watch them both in succession!

In this episode, Naomi talks about the importance of budget and how to get the best out of your tradespeople.

“It is essential to have a plan of what you are going to do and a budget with a tightly connected timeline,” Naomi says. “But with these old houses you really have no idea what you will find until you start ripping things apart. In this video I face just that with storm water issues, floor height issues, and I even found a false ceiling that I was not expecting and walls that were so out of plumb they were 50mm out!

“All these finds mean decisions about where to shift your budget to reallocate time and funds. But it is essential to always keep in mind your end buyer and the level of the market that the property sits at. Knowing the expectations of the likely buyer means you can meet them without overspending.

“Above all, be on site and listen to your trades. Don’t leave them hanging or decisions will be made that cost money to change if you change your mind!”

VIDEO: Diary of a Reno part 1 + top tips for renovating for profit

I’ve teamed up with Naomi Findlay to bring you a real-time video diary of a reno. In true Interiors Addict ‘style without the snobbery’ fashion, we’re keeping it real, warts and all, telling like it is. Our camera work and editing skills are by no means world class, but we’re less interested in that and more interested in bringing you practical, useful advice and giving you a realistic view of the highs and lows of renovating for profit, hopefully making you realise you could do it too.

Naomi, with various business partners, has done more than 20 renovations in the last three years (eight just last year!). She also owns Silk Home Staging and Styling and the online International Institute of Home Staging (IIHS). She’s also a mum of four. As well as helping people get the best price when selling their homes, it makes sense that she should renovate and stage her own for profit too

The house we’re bringing to you in this series is in the suburbs of Newcastle, NSW. “It’s an old home that has been bastardised over the years and the original features, other than two lovely ceilings, sadly removed,” Naomi says. “It is in ill repair and needing piering, sub floor repair, re-roofing, and a whole lot more!”

We won’t reveal exactly how much it cost until after it’s sold in case this affects the final sale price, but it was in the $300-to-$400k range. The budget for the reno is around $70K.

I want to allow people to see the real and unedited world of renos; super quick and in the case of this property, super budget! I am by no means a feminist but it is great to show how a woman like me, juggling a family of four and running my own businesses, can reno for profit and enjoy it,” Naomi adds.

I hope that people who want to have a go get an insight into what it is like and a thirst to know more about it!”

Naomi’s top five tips for renovating for profit are:

  • Buy well. This is where you make your money.
  • Have a team of trades as they will keep you alive.
  • Don’t forget to count your own time as money.
  • Keep a hold of the budget and review it weekly.
  • Time is money, so don’t lick stamps!
  • Know your market and spend you money based on ROI.

There are two main ways she sees other people get it wrong and these are putting too much or too little money in, depending on the market they are selling to, as well as trying to do everything themselves and it taking far too long. “They will go wrong if they think it is a ‘get rich quick’ thing and if they think it is glamorous!”

Many people put off having a go themselves and Naomi wants to encourage them to have a go, armed with the right information. “Some think that they are too time-poor or have no idea of where to begin. It is really hard as there is so much available on the net regarding developing property and there are so many valid and variable ways to develop or flip or reno for profit. All have their merits but it can be hard to sift through the information and work out what is best for you and your circumstances, considering your time, family, finances and skill level.

Mentoring is one of the best things that you can do when getting into this game; learning from someone else’s mistakes and their wins! They can help you work out finance, joint ventures, time schedules, budgets, roles and responsibilities.”

Who to speak to first about your reno or new build: architect or builder?

I have to confess, I’m often puzzled by people who start out on their project thinking that the first person they need to contact is a builder. Sure, you should speak to a builder if you’re going to fix a roof, build a wardrobe or re-lay a timber floor. But if you’re wanting to extend or reconfigure your existing house to better suit the way you want to live, or build a new home, that’s another project entirely. The way I see it, approaching a builder first is a clear case of putting the cart before the horse.

As we prepare to reveal the finished Palm Beach Apartment project (a joint project between Interiors Addict and Nest Designs) this Thursday, stylist Emma Blomfield tells us about the less glamorous reality behind the scenes of a top-to-bottom reno.

The Palm Beach Project hasn’t been without drama. If you follow me on Instagram or Facebook you will have seen a few of the issues that have arisen!

Firstly, the tenants in the apartment when it sold weren’t the tidiest, so the kitchen, bathroom and carpets had seen a lot of wear and tear. We got to work repainting and giving the apartment a bit of a facelift; that was relatively drama-free apart from the fact that the light switch cover plates were apparently imported from Europe so there were none anywhere in the country that would fit for us to replace them! We also soon realised once the tenants’ furniture was removed, that the carpets would need more than a steam clean so they were ripped up and replaced with gorgeous sisal in a chocolatey colour.

Interiors Addict teams up with Nest Designs to bring you the Palm Beach apartment project

I have an exciting new project to share with you today and I’ll be sharing it with you from start to finish over the next few weeks! A few months ago, I was approached by Judith Webster, who had just bought an investment property on Sydney’s Northern Beaches, to help her style and decorate it and share the process with my readers.

I loved the idea of course, but with a wedding to organise and not actually being a stylist or interior designer, I thought I decided to pass this project on to my friend Emma Blomfield at Nest Designs, knowing what a great job she’d do. One of you will get the chance to win a weekend away at the apartment once it’s finished! Sound good? Yes, I thought so!

Work has just begun, with a a thorough clearout and paint job and plans for a new kitchen and flooring. Today I’m sharing Emma’s moodboards for each room with you.

Contestants transform a hotel into apartments in the Block Sky High, starting Sunday

Five couples, six floors and 80 rooms adds up to a rather larger than usual new series of The Block, starting this Sunday on Nine.

Couples from each state are competing as they transform a former Melbourne hotel. They each face the daunting challenge of converting a floor of the tired building into a high-end, house-sized apartment. It’s sure to be very different to the recent All Stars’ heritage homes in Bondi.

In just 10 weeks they must “demo and reno” more than 80 rooms and transform each floor of the hotel into a 220-square metre luxury apartment complete with 3 bedrooms and 5 bathrooms, open plan kitchen, living and dining, plus a huge enclosed terrace. Can you imagine?!
