Everything’s on sale at Designers Guild: my top picks

You know what they say about buying well and buying once? That’s why I always prefer, if possible, to buy great quality brands on sale rather than buy a lot of cheaper full price stuff which will show its cheapness and disposability in a few months’ time. So the good news is that Designers Guild, which I’d call a classic investment homewares brand, is currently on sale. ALL OF IT!

If you’d always wanted some bed linen, cushions, towels or other textiles from Tricia Guild’s iconic British (I’m not biased!) brand, there’s currently 25% off across the entire Australian online store. There’s a lot to choose from though, so I’ve tried to make it easier for you with a few of my sale highlights to get you inspired.

I’m crushing hard on the Hand Painted Pink Stripe table linen. I find I always have more dinner parties this chilly time of year and it’s nice to make a special effort. This also comes in less feminine blue and green colourways but you know me and pink! Just look at the perfect light crumple of the organic linen! From $52.50.

If you prefer plain linen, these mint Lario placements and napkins come in nine different colours. From $45 for four.

Speaking of pink and crumped (and my aversion to ironing!), check out this Biella linen in Peony and Camellia. I love how it’s reversible.  I’m a plain bed linen kind of girl but that doesn’t mean you have to stick to greys or white. This linen also comes in shades of green, blue, grey, red, purple and of course, white.

I have a cushion from this range and the linen is thick and gorgeous. From $37.50.

Next up, and still in the bedroom, I’m coveting this silk Chenevard silver and slate quilt. A quilt is a great investment as you can use it on its own in the hotter months and as an extra, good-looking layer on the bed in winter. This also comes in other colours and Designer’s Guild have many beautiful quilts to peruse.

Onto some more typically Designer’s Guild looks, there’ll be no denying where this statement Tulipa Stellata Fuchsia cushion ($157.50) or moodier floral Delft Flower Noir rug ($4260) were from!

Moving onto the Moselle Bath Robe, I personally always find it really hard to find a robe which is neither too skimpy or too big and fluffy. Waffle is the answer, and this one’s the perfect length and comes in loads of colours. I think it would be $176.25 well spent when you consider you’d  probably wear it every day. In 100% linen this will add a fun pop of colour to your bathroom too.

Even if you don’t need anything yourself, this is a great time to buy gifts for loved ones at a bargain price!

Real home: An authentic Melbourne warehouse conversion

Located in Melbourne’s Clifton Hill, this 120-year-old heritage listed warehouse has a rich history. Originally a boot factory, it became a tannery where saddles were made for the light horse brigade in WW1, before it was divided into six warehouse apartment shells in 2001. This particular one has been lovingly transformed into a chic city sanctuary by Ben and Nicole Roe, who worked hard to honour the building’s past.

“We wanted it to be an authentic warehouse conversion. Every room has a warehouse aesthetic, even down to the bespoke toilet door track, the huge green warehouse laundry door, or the original Oregon and steel beams through the bathroom. The only hinged door in the house is the entry,” says Ben of the gorgeous, light-filled home.

“It was still very much in its natural state when we bought it and featured hardwood floors, original windows and three large Oregon beams running the length of the ceiling. We worked very hard to retain the remnants of the past by exposing the beams throughout the house, leaving the ink stains on the original floors, exposing the handmade nails (visible in the charcoal remains near the second bedroom window) and keeping the beautiful Northcote red exposed bricks,” says Ben.

Amazingly, the couple had never renovated or built before undertaking the project that saw them proceed with a slow, organic approach. “We constantly changed our mind throughout the process. We didn’t want to be too regimented in our approach as we wanted the space to evolve throughout the build. It is sometimes hard to conceptualise a house and you never quite know where shadows will fall, where the dark corners will be, until you put the walls up,” says Ben who made the master bedroom’s sliding bedroom walls – one of the highlights of the home. “The operable walls in the master bedroom are genius – you can make a door wherever you want, and have complete privacy, or have it completely open,” says Ben.

Five years ago, Ben and Nicole opened Tree, a lifestyle store in Flinders on The Mornington Peninsula. Intent on bringing up their children in a country setting, the family relocated there a few years ago and thus the time has come to sell their city abode.

“As we have done, we hope that the new owners share many a dinner party while overlooking our beautiful cityscape, or spend quiet wintery days reading or watching the footy while still having a sense of the outside with large windows letting in the day. They could also host a New Year’s Eve party on the deck watching the fireworks display over Melbourne,” says Ben.

How to: Update your kitchen for sale without replacing it

When taking a home to market, there’s no denying that the kitchen plays an integral role in a property’s appeal. The heart of the home (it is usually the most high-traffic area), its importance is (unfortunately) often reflected in its cost and a full replacement can be very expensive indeed. And while many kitchens can’t be brought back from the brink, it is amazing the difference small tweaks can make in modernising a kitchen for sale.

Firstly, you must consider each kitchen element and ask yourself the following: Can you paint it? Cover it? Clean it? Re-finish it? Or is replacement your only option?

Handles/pulls

As with most kitchen design aspects, trends come and go and the same can be said for door handles and pulls, meaning fresh hardware is a great, simple way to update your kitchen. Obviously you need to consider where your existing holes are before purchasing new fittings, but a new set of classic stainless steel handles (or on-trend black or rose gold), can work wonders.

Splash back

The kitchen splash back is one of the easiest ways to tell the age of a kitchen – from tiles to toughened glass, textures and colours come and go on a trend basis. But it’s also an area that is fairly easy to change and, depending on your choice of material, it can inexpensive too. Tiles are usually the cheapest option but, regardless of what finish you choose, stick to neutral tones to appeal to the widest range of buyers.

Cupboard doors

Installing new cupboard fronts is a great way to update your kitchen, but you need to consider what your existing ones are made from. If they are made from timber they can be updated with paint however, if they are covered in vinyl wrap, they can’t be re-coated and will require complete replacement. Replacement is fairly easy if your doors are standard sizes – if they’re not, it becomes a much more expensive exercise.

Bench tops

Your kitchen bench top material plays a huge role in its overall aesthetic which is why replacing it can really refresh the space. A standard laminate is your most inexpensive option while stone is usually the costliest, but it is a timeless choice. Again, stick to neutral hues for the broadest appeal.

Lighting

Like any interior space, lighting is key and updating your kitchen’s lighting can make a huge difference to its feel. Think on-trend pendant lights over an island bench, or new task lighting – both can make a significant impact.

Appliances

Old appliances can really date a kitchen which is why replacement is often a great idea. Stainless steel is a fairly fail-safe choice but integrated appliances are even better – they’re great for a streamlined look.

Windows

If your kitchen is short on natural light, it could be a good idea to have a window or two fitted but equally, if a window isn’t possible, a skylight is great idea too. Natural light can really lift a space.

Selling in spring: Property makeovers for a competitive season

As soon as the calendar hits September you can feel the property market wake up from its winter hibernation. Welcome to spring, one of the most competitive times of year to list your property. Here are some tips on how to prepare your place at this hectic time and make your property stand out from the crowd.

Advice for selling in spring

For the past few years I’ve been cautious about encouraging people to sell their property in spring. Why? Lots of people think this is the best time of year to sell, but actually a healthy buying market has less to do with the season and more to do with stock levels.

It may surprise you to learn that the number of buyers in the property market is fairly steady throughout the year. When there are fewer properties on the market, demand and prices go up, but if everyone thinks they should sell their property in spring, there’s a glut and results may not reflect the quality of the stock.

This spring is a little different to the past few. Interest rates are low and people aren’t selling at the rate they have in recent years, so the lack of stock means it’s a better spring than most to list your property. That being said, it’s still a competitive time to sell, so you’ll need to make sure your property is at its best.

Preparation and presentation

You only get one chance to impress a buyer, so make it count. Milder weather means people are happy to spend a little more time outside looking at the exterior of the property, so pay attention to the condition of your home. The facade should be neat, well maintained and inviting.

If you have a garden, make sure it is tidy and well kept. If it’s too early in the season for flowers or lush greenery, consider hiring a landscape gardener to plant something that blossoms early.

I strongly encourage homeowners to engage a property stylist to neutralise the space and enhance its positive features. The more you can remove your personality from the place, the easier it is for buyers to overlay their vision for the property, which encourages better sales. If you have psychedelic walls, for example, paint them white. A good stylist will give your place the edge over comparable properties for sale, so it is well worth the money to hire one.

Timing is everything

Every property has an optimum time for inspection, dependent on ambience. As the days become longer during springtime, the best time/s in terms of favourable natural light and comfortable temperature will change compared to winter. Identify the best time to show your property and schedule an inspection as soon as possible to ensure you secure that timeslot.

Because more sellers tend to list their properties at this time of year, it’s also a good idea to line up all the professionals you need to help you sell yours—your choice of real estate agent, property stylist and/or auctioneer—as early as possible. Keep an eye on demand for other services you may need, for example someone to make minor repairs, paint your property or landscape your garden, so you can engage the people you need when you need them.

Spring may be a traditionally competitive time of year to sell your property but with a bit of planning and knowledge about what’s going on in the market you can certainly edge out similar listings and use the season to your advantage. As I mentioned, this year stocks are lower than usual so it’s a good time to put your place on the market because the weather and the competition are less fierce.

Secrets of a property stylist: How to add value and attract buyers

There’s an art to selling a home and it doesn’t just involve finding the right real estate agent. A lust-worthy interior can have buyers lining up at the front door potentially adding tens-of-thousands of dollars to the sale price.

“We’re not just creating a look, we’re illustrating a lifestyle,” says property stylist Melissa Rice who launched The Hired Home after 14 years in the real estate industry. “More often than not, the first introduction a buyer has to the property is through the internet and if the photos are bland, with no furniture and no emotion, you will have less buyers there. People want to see colour and personality in a home because that’s how they want to live. Buyers don’t want to live in a white box.”

Having an on-trend, snap-worthy interior can add up to 30% to the value of the property and according to Melissa, it starts with a good declutter and refresh. “I think the biggest turn off is if the property doesn’t present well; the furniture is tired, the home is messy and dark. People want light and airy and bright,” she said.

“It’s so important to present the home to its full potential, not only in the look but the floor plan. If it’s a small bedroom apartment we will try to fit in a study nook and things like that, so everything is addressed.”

Melissa recommends sellers update light fittings, install new carpet and apply a fresh coat of paint before the home is listed. “When someone is living in a property it doesn’t matter how clean and tidy they are, it just gets tired. Even light switch covers; over time they start to discolour.”

The same rule applies when styling. “Once you start using a product it doesn’t look fresh and clean anymore,” said Melissa who recommends investing in new towels, curtains, white linen and accent cushions to really lift the home.

“In bedrooms I tell people they must pull the furniture off the walls. A lot of times people believe pushing beds to the corner of a room is going to make it feel bigger, it’s not. For shelving, we would probably style about 60% of the shelf, leaving space for the eye to rest. Not every space has to have something on it.”

My top picks from Freedom and they’re ALL on sale!

This first, living room look, starts with the ridiculously comfy Hamilton modular lounge. I really wish I had space for a huge squashy lounge like this at home. I’d never leave it! We took a black and white base palette and warmed it up with some gold, texture and pattern. I particularly like the Ebony rug too, which really pulls together the monochrome with the warmer beiges and browns here. It feels lovely underfoot too, which is always nice when it’s cooler.

The great thing about a lounge like this is it’s a neutral base which you can completely change the look of if you want to seasonally, if you move house or just because you feel like embracing the latest trend. You can imagine this would look great with pastel or brighter cushions and throws too, or even pale timber furniture.

So luxe and grown up, and it’s nice to mix up all the squares and rectangles of a bed with something round.

There’s no doubt that faux fur is having a moment too and this throw is an easy way to add texture and warmth to your bed. When it comes to knitted throws, the chunkier the better, I’d say! Don’t be afraid to keep your bed casual and a little messy. Hotel perfection is for hotels! Who has time for that in real life?!

I added a pop of gold with this embroidered cushion. It’s always nice to have a mix of patterned and plain and different sizes and shapes of cushions. Have fun with your bed and don’t be too formulaic.

I have touches of gold all over my home and while this lamp is pretty bling, provided you pair it with the right linen and accessories, that’s not a bad thing (did I mention it’s less than $50?)!

Patterns range from retro tartans and checks to Navajo prints and contemporary geometrics. Or if you love plain linen, like me, preferring to add interest with your cushions and throws, you’re covered too!

And because what your linen feels like is just as important as what it looks like, especially when it’s chilly, you can choose from, or mix, tone-washed cotton, premium cotton corduroy, shearling trims, decadent cotton velvet and brushed cotton flannelette.

Bedding aside, there are polished copper, marble and ceramic bathroom accessories, patterned and plain bath towels, quilted velvet (we can’t get enough!) and linen cushions, shaggy faux fur throws (we love the blush pink version) and cushions, cotton knit blankets and handmade spun jute rugs.

Utopia Goods’ annual pop-up Sydney sale not to be missed

For those of you who are just too impatient to wait for the postman (that has to be the worst thing about online shopping, right?!), you can now pop into Utopia Goods’ temporary store in Sydney’s Bondi Junction.
